PCTH Fractional Ownership
Several properties within PCTH are owned by multiple owners in a type of time share regime called "fractional ownership"; however, each fractional owner has a deeded interest in a particular property and not a common interest in a group of properties, as in most time share arrangements.

At PCTH, the fractional ownerships are broken into two groups, quarter-share owners and eight-share owners. Each fractional owner is assessed a monthly maintenance fee to cover the costs of operating and maintaining the home - such as utilities, insurance, pest control, internal repairs, furniture replacement costs, management fees, etc. There are separate corporations in place for both the quarter-share properties as well as the eight-share properties, that is responsible for collecting the fees and making expenditures on behalf of the fractional owners, as noted above.

The fractional share properties have their own elected Board of Directors and the properties are managed by Sandcastle Industries, under separate management agreements, with their Board independent of the PCTH Board of Directors.

At the beginning of each year, occupancy is restricted to all fractional owners, for a two week period, during which time any renovations occur, as well as deep cleaning.

Many owners belong to RCI International, where owners will submit their weeks into a time share bank in exchange for the use of time share property located in another community. Therefore, we will have RCI time share exchange guests from time to time residing in the fractional share properties at PCTH.
